Booking Conditions

Thank you for booking Mains Cottage for your holiday.

Please read our terms and conditions before signing our booking form which is a legally binding contract between us.

Booking Confirmation
We will confirm by email or letter if  required,  once we have received your completed Booking Form and deposit cheque, your holiday is then confirmed. Please note that your booking is not considered firm until deposits and Booking Form have been received. We will hold your provisional booking for 7 days only.

Payments
Payments can be made by cheque or BACS. Please contact us for bank details. We do not accept credit/debit cards. Cheques made to Mrs. Dinah Scott-Harden. We ask for a 25% deposit per each period [week/short break] booked. Full payment is required 6 weeks prior to your arrival date, failure to pay by that date will indicate a cancellation by you and Mains Cottage will be available by us to be relet. If you book within 6 weeks then the full amount is required with your Booking Form.

Cancellation by you. 
In the event of you cancelling more than 12 weeks before the start of your holiday then your deposit will not be refunded, unless we are able to re-let Mains Cottage for the same period. If a cancellation is made 12 weeks or less before the start of your holiday, then the rental is payable by you in full unless we are able to re-let Mains Cottage for the same period. In either case, if we can relet Mains Cottage for you, then you will be fully refunded less any costs incurred in making the new booking. We recommend that you take out suitable holiday insurance to cover you against a possible cancellation. If you do have to cancel, let us know as soon as possible by phone and email and we will do our very best to rebook the cottage for you.

If for reasons beyond our control that renders Mains Cottage unsuitable for letting, which means that we are forced to cancel your booking, we will attempt to find you alternative similar accommodation. If none is available then we will refund your payment in full and confirm that you will not be liable to any further claims or payments.

Good housekeeping deposit.
We ask for a separate returnable £100 good housekeeping deposit cheque payable with your final deposit cheque, 6 weeks prior to your holiday.  This will be refunded 7 days after your visit, unless there is damage to the property and its contents (we do not charge for small items such as broken glasses/plates – just tell us). We ask you to leave the cottage clean and tidy, beds stripped and rubbish removed.

Occupancy
Mains Cottage accommodates a maximum of 12 people (10 beds and 1 sofa bed), if this is abused and more have stayed overnight without prior arrangement then we have the right to ask you to leave immediately.

Towels
Note that we do not provide towels, please bring your own.
All bed linen is provided and the beds are ready made up for you.

Smoking policy
Guests are requested to observe a no smoking policy. If we find that guests have been smoking then we reserve the right to ask them to leave immediately.

Pets
We allow a maximum of 2 dogs at a cost of £20.00 per dog per week, for short breaks, £15.00 per dog per week.

Arrivals/departures 
Mains Cottage is available from 4pm on  the date of arrival, and guests are requested to depart by 10am on their day of departure, leaving the cottage clean and tidy.

Complaints
Our core intention is to make sure that you have a really happy holiday and we hope there will be nothing to complain about. If there is – please come and see us immediately so that we can try  to rectify whatever it is that might be causing you a problem. We are here to help!

Damage and Breakages
You are responsible for the cost of any breakages or damage you cause to the cottage and its contents. Please report these before you leave. Minor breakages may not be charged for if reported.

Liability
We do not accept responsibility for injury to persons or loss/damage to possessions unless caused by proven negligent act or omission of ourselves, our employees or contractors, or agents of the same, whilst acting in the course of their employment. This includes loss or damage to vehicles and their contents, and to the personal possessions you bring with you.
